Rancho Santa Fe Real Estate
Rancho Santa Fe has a small town feel with a countryside lifestyle. This town’s name comes from the Spanish phrase for “holy faith.” It is a census designated place that currently has a population of just over 3,000 residents. The town of Rancho Santa Fe has a median income of almost $190,000, making it one of the highest earning communities of its size. The community of Rancho Santa Fe covers 6.8 square miles.
This area, previously called Rancho San Dieguito, was an 1841 land grant - one of the many Mexican land grants of the era. This land was used as a plantation until the expansion of the railroad lines in the early 1900s. In 1921, plans were put into place to develop a 6,200 acre section of Rancho San Dieguito into a master planned community that would be filled with country style estate homes. The following year, this new community was renamed with its present day designation of Rancho Santa Fe. The new town was completed in 1927 and included a village center as well as several residential areas.
Living in Rancho Santa Fe
Rancho Santa Fe is located about 7 miles inland, east of Solana Beach and Encinitas. Like most of the land in and around San Diego, Rancho Santa Fe has a Mediterranean climate, with warm summers and mild winters. However, the inland areas like Rancho Santa Fe tend to have more of a temperature variant than the coastal areas, meaning that the summers have higher highs and the winters have lower lows. Even still, Southern California’s weather is hard to beat, a fact that this area’s residents take full advantage of. There are plenty of outdoor recreational opportunities available to anyone living in Rancho Santa Fe. While Rancho Santa Fe is a predominantly residential community, it also includes a few blocks of shops and restaurants. The Rancho Santa Fe Library Guild oversees the Rancho Santa Fe library, a part of the San Diego County Library system. The residents of Rancho Santa Fe also have access to a local farmer’s market - the Rancho Santa Fe Farmers Market. While this is a relatively new farmers market and therefore on the small side, it is a great, convenient place to pick up locally made pastries, smoothies, hummus, and freshly squeezed juice. If you are looking to move to the San Diego area but will need a place to board your horses, you might want to take a second look at Rancho Santa Fe. The community includes the Sunset Horse Ranch, a clean and spacious ranch with a laid back, knowledgeable staff that always puts the care of the animals first. This ranch includes its own riding arenas, but it also has convenient access to some of the area’s trails, making it a great place to start your equestrian adventures. This neighborhood also includes an elementary school and middle school for the local children. The Rancho Santa Fe Elementary School District, the Solana Beach School District (for students preschool aged through 6th grade), and the San Dieguito Union High School District (for students in 7th through 12th grades) service the area. While there are plenty of private schools available in the area, it is interesting to note than many families in Rancho Santa Fe choose to send their children to public school. On average, the schools here spend almost $5000 more per student than the national average, ensuring that all of the students attending Rancho Santa Fe’s schools receive an exemplary education.

The median sale price for Rancho Santa Fe real estate is about $2.8 million dollars. The high property values are in line with the area’s high median income, making it one of the more affluent sections of the United States. Interestingly, the property values in Rancho Santa Fe have dropped slightly in recent years, making now a great time to get in on an otherwise strong housing market.
Del Rayo Downs
Adjacent to the Del Rayo Plaza, Del Rayo Downs is a gated Mediterranean community of sixty five patio homes. Many homes in Del Rayo Downs have panoramic valley views of horse pastures and golf courses. Neighborhood amenities include with a community pool, clubhouse, cabana, and tennis courts. Schools are Solana Santa Fe Elementary, Earl Warren Middle School, and either Torrey Pines High School or San Dieguito Academy.
Hacienda Santa Fe
Located two miles east of the Rancho Santa Fe Village, the Hacienda Santa Fe Homes community consists of 134 home sites and one hundred ninety five acres. Hacienda Santa Fe schools Solana Santa Fe, Earl Warren and Torrey Pines High School/Canyon Crest Academy.
Rancho Del Lago
Rancho Del Lago is a 24 hour guard gated exclusive community located just outside of the northeastern border of the Covenant. John Desha designed Rancho Del Lago on 185 acres within Valencia orange groves on what was formerly the “Johnston Ranch.” Rancho Del Lago has forty three luxury estates many boasting views of the San Dieguito Reservoir.
Rancho Diegueno Estates
Rancho Diegueno Estates is a (mostly) gated community, master planned in the 1980s. It can be accessed from Rancho Diegueno Road and is easily accessible by Interstates 56, 5 and/or 15. Rancho Diegueno has 238 custom homes which include the neighborhoods of Santa Fe Vista, Santa Fe Sur, San Diegueno Hills, Circo Diegueno and Santa Fe Lakes.

A portion of South Pointe Farms is part of the Covenant, therefore fourteen of the homes are within the Rancho Santa Fe School District and the remainder are in the Encinitas School District. All homes have beautiful views of hillsides, the San Elijo Lagoon, or the Pacific Ocean.
The Summit Rancho Santa Fe
The Summit Rancho Santa Fe is located on the eastern edge of the Covenant off of Del Dios Highway, The Summit is an exclusive gated community with 23 luxury estates and custom built homes. Lots on this hilly terrain average two acres and the homes are a minimum of 5,000 square feet. Most homes within the Summit are within the Rancho Santa Fe School District.
The Groves homes for sale you will find a gated community of forty four home sites with custom built homes in a verdant Valencia orange grove.
