Construction for the first five months of the year is 1/3 greater than 2020 with more than 3,500 homes, condominiums, townhouses, and apartments breaking ground. When new build single-family homes, condos, and townhomes become available, the overall San Diego real estate market expands, which will be positive for our resale market. Most of the new developments for 2021 and 2022 will be in North County San Diego.

Valley Center New Homes
Located ten miles from the 15, Park Circle is a Valley Center new home community designed with both small shops and large chain stores and restaurants all walkable from your home. In fact, if the outdoors is what you love you will appreciate the 8 miles of walking trails along with the 3 recreation centers named Hangout, Lookout and the Back Porch. Two centers have pools and two have sports courts. The development even has a dog park at Bark Circle!
Fallbrook New Homes
The Irvine-based company formerly known as Pardee Homes, Tri Pointe Homes broke ground on Citro in April 2021, a 390-acre residential community. Located in southeastern Fallbrook, north of the 76 and east of the 15, Citro will consist of 6 neighborhoods priced between high $400,000-$700,000 Meyer, Pomelo, Zutano, Avo, Castello and Tangelo. There will be a 12.7-acre school site and planned open space of 235 acres. The development has a farmstand, community garden and a sensory garden play area for all ages. There will also be a recreation center with a pool and public park. All of this within walking distance from your new home.
Carmel Valley New Homes
The Sedero Collection by Tri Pointe/ Pardee homes is one of the final neighborhoods in Pacific Highlands Ranch of Carmel Valley San Diego. There are 3-floor plans being built all with central courtyards that are perfect for entertaining.
These homes have 4 to 5 bedrooms with 3007 square feet to 3455 square feet. The development offers Traditional Spanish, Modern Farmhouse and Modern Architecture facades. Each house is Alexa enabled allowing you to have control of your home's security and energy costs.
The development has several resort-like amenities. There is a pool, park clubhouse, trails for running, walking and biking and sport fields galore.
The Highlands Collection, also built by Tri Pointe/ Pardee is one of the last chances to purchase in Pacific Highlands. The Highlands also offers 3 floor plans but only plans one and two are currently available.
Plan one of the Highlands is a dynamic one-story model with 4136 square feet, 4 to 5 bedrooms and 5 to 6 baths. Additionally, there is a 2 to 4 car garage.
Plan 3 is a spacious 2 story home of 5051 square feet and has a dynamic kitchen design that features 2 islands. Both plans have dramatic courtyards and an exterior design that allows for indoor/outdoor living. There are expansive sliders, large backyards and beautiful loggias. The architecture of both floor plans are Spanish Modern and homeowners can indulge in all the resort-like community amenities.
Carlsbad New Homes
The Preserve in Carlsbad
The Preserve in Carlsbad is a four neighborhood community adjacent to the Buena Vista Creek Ecological Reserve. Over half of 156 acres within The Preserve will be dedicated to open space offering numerous trails.
Agave an 88 unit townhome community and Cypress at The Preserve a 56 single-family neighborhood of two and three story homes are already sold out. Fall 2021 Acacia will be releasing the final two homes of a 48 single family home community with a Santa Barbara, Coastal Tuscan, and California Craftsman style.
The final neighborhood to break ground, Blue Sage at The Preserve built by Cornerstone will feature 102 two-story and tri-plex homes. Homebuyers can choose from exterior architecture options with a Santa Barbara feel, a Coastal Tuscan style or a California Craftsman. The homes will be 3 to 4 bedrooms with 2 car garages. Plan three will offer an optional loft or third bedroom. The community at the Preserve will have a pool, spa, playground and state-of-the-art fitness center. Phase 9 will be released Summer of 2021.
Oceanside New Homes
A new development West of Interstate 5 and less than a mile from the beach in Oceanside is coming to market in the Summer of 2021. The Shores by California West will be a neighborhood of 21 three-story townhouses, some with ocean views from the residence or the rooftop decks. There will be seven floor plans with square footage between 1255 to 1567, three bedrooms, and attached garages. Rooftop decks will be offered with five of the floorplans. Enjoy all Oceanside has to offer with a Walk Score of 85 out of 100, the beach, shopping, brand new Mission Pacific and Seabird Resort, and multiple dining options.
San Marcos New Homes
Rancho Tesoro is a 250 acre master-planned community of four neighborhoods Candela, Latitude, Westerly, and Skyhaus nearby San Elijo Hills and south of the 78. Candela a single-family neighborhood of residences with 4-5 bedrooms, 3-3.5 baths, and square footage between 2691 and 3359 sq ft is no longer available we'll be awaiting any resales.
Rancho Tesoro has beautiful gathering spaces with grassy lawns and several parks. There is a central community rec center - The Bungalow with a barbeque pavillion, tot lot, fire pits, and swimming pool.
California West has developed the Westerly neighborhood. Here there are 71 homes with square footage ranging from 2800 to 3520 square feet. The homes have up to 5 bedrooms and buyers can choose between Spanish Ranch, Monterey and Santa Barbara elevations. True California design.
The Latitude built by Brookfield is a neighborhood of modern townhomes in a gated community. There are three floor plans to choose from with options ranging from 2 to 3 bedrooms and square footage from 1243 to 1900.
Parkside at Mission Circle
Lennar is developing a new gated community in San Marcos called Parkside at Mission Circle. Mission Circle is located off 78 and Craven Drive. The community will offer a swimming pool, dog park and tot lot. There will be 41 homesites and three options of floor plans.
Residence One has 5 bedrooms and is just under 3000 square feet. Residence Two has 3151 square feet, 5 bedrooms and 4.5 bathrooms. Residence Three is 3453 square feet, 5 bedrooms, and a NExt Gen suite for older children or generational living. The homeowners' fees will be approximately $252 a month.
Townsend At Mission Circle
The Townsend built by Shea offers four floor plans. The single family, detached, two story homes range from 1703 to 2301 square feet. Each model has a 2 car garage, outdoor living space and some have the option of a loft. There are three elevations or styles for buyers to choose from in terms of exterior design.
If you are looking for a new construction townhome you will want to learn about Mission 24, built by Hallmark. Mission 24 will consist of 24 two-story townhouses with 3 to 4 bedrooms, floor plans with 1460 and 1590 square feet and all with two car garages. This community is designed to be energy efficient with vehicle charging stations and solar panels on all rooftops. All appliances are included in the home price. Mission 24 will have a park, tot lot and dog park.
Torrey Highlands New Homes
Five connected buildings within 3 blocks merging technology, life science, office, retail, and residences above the 2,000 acre Los Peñasquitos Canyon Preserve in Torrey Highlands and Rancho Penasquitos. Developed by Lennar, there will be two neighborhoods Arlo and Vine with 242 single family homes, townhomes, condos, and apartments. It will be the only authentic mixed-use development in the area with owned residences. One Paseo is similiar in concept but the apartments are all rentals.
Mira Mesa New Homes
San Diego's most anticipated new home community in western Mira Mesa, southeast of Carmel Valley, and adjacent to Sorrento Valley, 3 Roots is a master-planned community of 1,800-mid-rise developments and single-family homes to be completed 2025-2026. The planned neighborhoods 8 miles to the ocean and convenient to the tech and medical industries are Dorsey, Asana, Atwood, Aero, Hudson, Palmer, Citrine, Brio, Lotus, and Alta.
The community will feature 3 builders Shea, Lennar and California West. The focus of the new development are the pillars of Wonder, Wellness and Wisdom. 60% of the community is dedicated to open spaces. The restored Carroll Canyon Creek runs through the development and offers a wonderful source of relaxation and recreation. There are several playgrounds and gardens to keep all members of the family outside and active. Eight miles of walking and hiking trails connect the entire community.
The Wellness pillar will give residents access to everything from nutrition education, a cutting edge fitness and recreation center and local health experts offering their expertise for living a holistic and healthy life. The 3Roots pool and spa offers cabanas, fireplaces, outdoor dining and more. The family pool will become a place to make memories.
The final pillar of development is Wisdom. Wisdom focuses on sustainable living. Every home has solar panels and the community has a mobility hub for bike and car sharing and there are several electric car charging stations. All new homes offer a centralized home tech center to manage utilities, security and entertainment.
3Roots will feature townhomes, bungalows, condos and single family homes laid out in different districts named Canopy and Paseo.
California West will be building the Dorsey neighborhood which will be attached single story flats with two bedrooms and 2 bathrooms from 1230 square feet to 1609 square feet.
They will also build multi story townhomes with 2 bay garages, 2-3 bedrooms and 1572 square feet.
Lennar will be building the Hudson neighborhood which will feature attached, multi story townhomes with 2 to 3 bedrooms, 2 car garages and square footage of 1518 to 1872.
One neighborhood built by Shea in the Paseo district is Atwood. Atwood will feature attached, multi story townhomes with 2 to 3 bedrooms. Atwood will offer 6 floor plans.
The Citrine neighborhood, built by Lennar, will feature single family homes, 3 to 4 bedrooms with square footage of 2050 to 2500 square feet. There will be 5 floor plans choices, three will feature a floor plan.
The Lotus development, built by Shea, will feature detached single family homes with three floor plans to choose from with three bedrooms and 2.5 baths. All three floor plans will offer an optional fourth bedroom.
The Asana neighborhood will offer three floor plans of attached multi family townhouses, with plans one and three offering an optional guest suite.
California West will be creating the Aero neighborhood which will feature three story detached bungalows with 2 to 3 bedrooms and square footage from 1875 to 2041.
If you're looking for a bit more space, the Brio development will feature 3 to 4 bedroom, two story villas. There are three floor plans and all have the option of adding an outdoor living space as well as an optional office.
If you're looking for a spacious condo, the Palmer, built by Shea, will feature three story single family condominiums. Four floor plans will be offered, all with three bedrooms and square footage of 1792 to 2313.
The Alta homes, built by Lennar, are large angle family homes with three floor plans to choose from, all with 3 car garages. Floor plans 2 and 3 have the option of adding a Next Gen suite which includes a bedroom, bathroom, living space and laundry room.
Carmel Mountain Ranch New Homes
The Trails in Carmel Mountain Ranch will include 1,020 "attainably priced townhomes", 180 deed-restricted affordable homes with 110 acres of permanent open space, 8 acres of parks and open space amenities, and 17 acres of restored native habitat. The townhomes will be 2-3 story 3-4 bedroom with front porches, patios, and yards. The garden walkups will be for rent apartments. Both will have common recreation areas and be a 100% solar powered community with EV-ready homes.
Rancho Penasquitos New Homes
The Junipers in Rancho Penasquitos will be an active 55+ community by Lennar. It is still in the land use planning process. The site is 112 acres with a proposed 536 residential units.
Bonsall New Homes
Bonsall Oaks will offer 250 new residences of single story casitas, larger estate haciendas, and villas centered around the Bonsall Oaks Country Club. Community amenities include golf, spa, fitness, dining, and a winery. There will be walking trails and social gatherings for the community.
