Aviara California The Best Place To Live

Aviara in the 92011 zip code is a desirable, coastal, faux-gated community with Spanish and Mexican influences, and surrounded by spectacular lagoon views and the Park Hyatt Resort. The community consists of only single-family homes of high quality and elegant design and was developed and incorporated into Carlsbad in 1989. It is surrounded by Batiquitos Lagoon in south Carlsbad. Aviara is known for its lush landscaping, gated communities, and tree-lined streets.  Aviara is home to the Park Hyatt Resort, a sophisticated luxury 327 room resort that has been awarded the Forbes 5 Star Award and AAA Five Diamond Award.  Visitors can enjoy the restaurants and bars, including Vivace, California Bistro, and Argyle Steakhouse. The resort is well-known for its ocean view, garden, and famous Aviara Golf Course. It provides amenities such as the Aviara Spa that hosts a solarium lounge and romantic couples suite, a fitness center, pools, tennis and recreation center, and space for conferences and banquets.

Aviara Golf Course

The Aviara Golf Course is named one of the best golf courses in North America and is the only San Diego course designed by Arnold Palmer. It has received top marks from Golf Digest, Golf Magazine, and Conde Nast Traveler. It has repeatedly been named the best maintained San Diego golf course and provides a coastal layout with 18 holes bordered by the Batiquitos Lagoon. Park Hyatt hosts the LPGA Kia Classic on the golf course every year for 144 of the best women golfers who play for the $1.8M purse. The famous golf course is also home to Kip Puterbaugh’s Aviara Golf Academy, a top 100 golf instructor.

Living In Aviara

The community council preserves the quality of life by establishing ordinances, hosting meetings, and upkeeping the seamless architectural styles of the homes. Some well known residents include members of the Pulitzer family.  Aviara has 5 trails, including the Black Sage Trail, Salt Marsh Trail, Lagoon Trail. The Batiquitos Lagoon lines the Park Hyatt Resort and Aviara Golf Course and is one of the few remaining tidal wetlands in the southern United States. It is a 544 acre wildlife reserve and marsh. The Lagoon Trail is one of the most well known trails in Aviara and is close to the water. Hikers can enjoy and view egrets, raptors, herons, and other migrating birds. Visitors can also visit the Nature Center that is run by the Batiquitos Foundation. The Aviara Community Park consists of 24 acres of land for families to enjoy sport activities, such as basketball, soccer, and softball. Picnic areas and barbecues are provided for outside actives and meetings.

Aviara Schools

Families also appreciate Aviara for its top-rated schools. Students can attend the public schools Aviara Oaks Elementary, Aviara Oaks Middle School, and one of three schools in the Carlsbad Unified School District. Because Aviara is an affluent community and consists of many highly educated homeowners, most kids attend private schools in the surrounding areas, including Pacific Ridge School and Beautiful Savior Lutheran School.

Aviara Point

Aviara Point Homes, the Beverly Hills of Carlsbad is a luxury gated community of 69 custom built homes overlooking the 3rd, 5th, 7th, and 8th hole of the Aviara Golf Course. Aviara Point has views of Four Seasons Resort, ocean, and lagoon views. Schools for Aviara Point are top ranked Aviara Oaks Elementary and Aviara Oaks Middle. Homeowners receive 10% off membership at the Aviara Golf Club. Overlooking the Batiquitos Lagoon, the Aviara Golf Club is named by Golf Digest and Golf Magazine as one of the best resort golf courses in America. It is the only California coastal golf course designed by Arnold Palmer.


The Pavoreal neighborhood is one of the original neighborhoods within the Aviara Carlsbad 92011 community. Homes in Pavoreal were built between 1991 and 1995 and range in floorplan from 2236 square feet to 3321 square feet with three to five bedrooms. Children attending Aviara Oaks Elementary and Aviara Oaks Middle School can walk with ease without crossing Aviara Parkway.


Tramonto is an enclave of one hundred forty four European inspired residences located within the Avaira Master Planned Community. Tramonto is near the Batiquitos Lagoon and wildlife preserve with miles of walking trials.


Serenata is part of the Aviara Premier Collection. Some of these homes are on the Aviara Golf Course.

Isla Mar

Aviara’s Isla Mar is a luxury gated community with 101 homes built in 1996-1998. Isla Mar homes often have views of the ocean or mountains.

Mar Fiore

Built in 1995-1998, Mar Fiore in Aviara is separated into 3 areas, I, II, and III. There are 137 homes often with ocean, golf, and lagoon views.

Azure Cove

Azure Cove is a master planned community of seventy two homes adjacent to the Batiquitos Lagoon and on the west side of Aviara Carlsbad, CA. Azure Cove homes were built in 1997-1998, single story and bi-level from 2,485-3,492 sq ft.


Pavona in Aviara was honored as San Diego Project of the Year in 1992. The Pavona neighborhood of sixty five homes were built from 1991-1995. Many Pavona homes have country club frontage on the Aviara Golf Course.

The Bay Collection

The Bay Collection in Carlsbad, built by Standard Pacific Homes, is just north of Aviara. Chespeake, Pleasant Bay, and Rose Bay are the 3 neighborhoods within the Bay Collection. Bay Collection homes have luxury upgrades throughout. Some plans offer ocean views.

Cantata of Aviara

Cantata of Aviara is a small quiet neighborhood of eighty two homes built in 1995-1996. There are only 3 streets, 2 of which are cul-de-sacs, Black Swan, Cressa, and Branta. Cantata is within walking distance of the Batiquitos Lagoon and wildlife preserve as well as the Aviara Country Club Argyle Restaurant.

Condos In Aviara Carlsbad 


Aldea is a 56 unit gated townhome complex that was built in 1995. The townhomes live like detached homes and are two stories with two to three bedrooms, an attached garage, fenced patio yard, balcony, and fireplace. Community amenities include a pool and spa.


Brindisi is a 90 unit gated townhome complex that was built in 2002. The townhomes live like detached homes and are two stories with an attached garage, private balcony, and fireplace. Community amenities include a pool, spa, barbecues, and play area.

Cherry Tree Walk

Cherry Tree Walk is a townhome community that was built in 2001. The townhomes live like detached homes and are two stories with two to four bedrooms, attached two car garage, fireplace, front yard, and backyard. Community amenities include a pool and spa.

Poinsettia Heights

Poinsettia Heights is a 160 unit gated townhome community that was built in 2000. The townhomes are two stories with two to four bedrooms, an attached garage, high valued ceilings, a fireplace, and backyard. Community amenities include a recreation room, pool, and spa.


Sanderling is a 131 unit gated townhome complex that was built in 1997. The townhomes are two stories with two to three bedrooms, attached garage with a driveway, fireplace, and backyard. Community amenities include a pool and spa.


Viaggio is a 51 unit gated townhome complex that was completed in 1999. The townhomes are one to two stories with an attached garage and driveway, high vaulted celings, fireplace, and backyard. Community amenities include a pool and spa.
